·       Section 1, definitions

·       Section 2, association description

o   Every lot gets one vote with 45 total votes available.

o   By accepting the deed, the owner agrees to comply with the CC&R

o   There will be an Architectural Committee to approve any exterior alterations.

o   If there is no response for 30 days the request is approved by default

·       Section 3, the money stuff

o   The association will create a budget and will determine the yearly payment.

o   Payment can be from monthly to yearly, but if not received within 6 months a lien can be applied to the property.

o   The association shall maintain a reserve fund for maintaining the common areas.

·       Section 4, how to handle Liens.

·       Section 5, restrictions and requirements

o   Building and clearing need to go through the architectural committee.

o   If something significantly alters the look of your house, it needs to be approved.

o   Building materials need to include brick or stone on the front of the house.

o   Roofs should be “high quality”.

o   Landscaping should be complete and maintained.

o   Every driveway should have a yard lamp that is lit during dark hours.

o   No big old trees can be removed without board approval.

o   No livestock allowed, household pets only.

o   No commercial use if it increases traffic to the neighborhood.

o   Only personal vehicles in the driveway and can’t block the sidewalk. Boats, motorhomes, and the like can park for 72 hours maximum.

o   Lots shall be maintained free of junk, litter, or other unsightly materials.

o   Garbage containers should be concealed except after 5:00 pm on the day before trash collection and should be retrieved by 5:00 pm on the day of collection.

o   No weapons in the common area.

o   Don’t annoy your neighbors

o   Current views should be maintained.

·       Section 6, common areas

o   All owners have equal rights to the common area and the association should maintain.

o   All owners should follow the boat storage rules.

·       Section 7, insurance

o   The association will have insurance.

·       Section 8, enforcement

o   The association has the right to enforce the rules.

o   The Board has the right to levy fines for violations which can be done by placing a lien against the property.

·       Section 9,  amendments

·       Section 10, General stuff

o   Pay your taxes and utilities.

o   If one covenant is  invalidated that doesn’t invalidate all the covenants.
