SCHOA BOARD MEETING MINUTES

JUNE 6, 2023

Present: Gordon Baldwin, Mindy Ewing, Laurie Kirschner, Randy Kramer, Paul Martin, Nancy Muirhead, Hun Park, Chris Regan

Treasurer’s report: Chris reported no expenses paid, but an outstanding expense is the rebuilding of the dock. Paul will submit all receipts to Chris. Irrigation bills will be starting soon with the onset of warmer weather.

Chris now has a debit card for the HOA for any large purchases made by residents for community work projects - for example, Paul buying materials for the dock work. Residents purchasing materials or goods for a community project may borrow the card for that purchase.

Chris will contact Kristen Swenson for the results of the recent survey. Chris and Nancy will spearhead a small group to review the responses to the survey and post the results to the website.

Chris will also be contacting Tim from Clear Water Utility to do backflow testing for anyone interested in using that company’s services. The cost will be $30. Testing is required for any property that has an irrigation system, pond, water feature, etc. More information will be coming soon by email from Chris.

Nancy reported on the squatters who had taken over an area to the east of the Muirheads’ property on land owned by Brett Trowbridge. A legal case was brought by Brett, and a judge ruled that the squatters could be evicted. At this time, they are gone, but all residents are advised that continued vigilance is needed to keep any squatters from returning. Quick action is imperative. Anyone who sees signs of illegal squatters (strangers, tents, encampments, vehicles) needs to call the Sheriff immediately.

Paul reported that the first section of the dock, closest to the shore, has been replaced with new treated lumber. One rotten part of the underpinning was replaced at the same time. The project had good turnout from volunteers, and was completed quickly. The work on the middle 21 foot section will take place on June 14th, using the same treated lumber. Any and all volunteers are welcome to join Paul, Dean DeBell and John Ewing. The work will start at 2:00.

Paul also reported that one corner of the dock came loose a few weeks ago due to a rotted edge. The dock is now temporarily tied to the sign post, and will be repaired at the same time as the work on the next dock section.

Work on the replacement of the mail kiosk roofs will begin once the dock work is completed. Paul will again be asking for volunteers willing to help with the project.

Randy reported that he and David Hamilton are discussing how to proceed with replacing the goose fencing by the water front with the black fencing previously discussed. Money for the fencing was ok’d last year, but the work was never done. That money was carried over to this year, so no new vote is necessary for the expense.

Funding was also carried forward from last year to repair the street light on 68th. Hun will follow up on getting the light repaired.

Some of the sprinkler heads for the irrigation system are broken. Two sections have been turned off because of flooding. Laurie will contact Oscar, who has worked on the system in the past, to replace the broken heads and get the system into good working order.

Nancy asked for the names of new residents in South Cove so that the Welcoming Committee can pay them an official visit. Going forward, Nancy would like to include information about the Pattison Lake Association in the information provided to new residents. She requested there be better communication between the SCHOA and the PLA.

The PLA is sponsoring a No-Race Regatta that will take place on July 9th from the south basin of Pattison Lake to the north basin and back. All watercraft are welcome to participate. Any resident who would like to join in, but who needs a ride, may come to the Muirheads’ dock area for a ride on a participating boat. More information will be provided soon by the SCHOA.

Two beaver dams were recently cleared in the area between Pattison Lake and Long Lake. This should help with the clarity and water levels of the south basin. Thanks to Brian Muirhead for helping with the clean up.

Gordon will check the bylaws as to how to replace Lori Buma as Vice President of the SCHOA, as she and John have now moved.

SUMMER PARTY!!

A summer BBQ is in the works for the South Cove community! The date is August 20th, with August 27th as a backup date. (The board decided on the August date as opposed to the idea of a July 4th BBQ, as people are more likely to have family gatherings or be traveling around the 4th.) Nancy will work with Luci and Vicki to make this a party to remember. More to come!

The next board meeting will take place on August 15th at 6:30 p.m. at the home of Mindy Ewing, 6718 Mirror Ct.

The meeting was adjourned at 7:20 p.m.

Minutes submitted by Mindy Ewing, Secretary, on June 8th, 2023.
