SCHOA BOARD MEETING MINUTES
JANUARY 4, 2024

• Budget Report: Categories of the budget are mostly
hitting expected targets, with the most notable exception being maintenance,
which has a $15,000.00 surplus due to lower than expected spending on 2023 work
projects. Landscaping has a $1,000.00 surplus, while water and miscellaneous
expense categories have a $500.00 buffer.
• Per the SCHOA by-laws, every driveway should have a
yard lamp that is lit during dark hours.
• Many thanks to Brett Sevruk
who resecured the dock recently after it broke loose from the shore, and who
also did a substantial amount of work on the mailbox kiosk repairs.
• The new goose fence will be discussed at the annual
meeting, with the goal of completing the project this spring. Volunteers are
welcome!
• Street light on 68th – Chris has received three
estimates from Shocking Difference for: $1,200.00 to repair the light and keep
it non-LED; $980.00 to rebuild the light and convert it to LED; or $5,000.00 to
convert all the neighborhood street lights to LED. If only that light is
converted to LED, it was suggested that it be repaired so as to match the color
of the other street lights – in other words, not an
overly bright or “blue” light. It was recommended that we obtain at least one
more estimate, though Chris said he has had trouble getting electrical
companies to respond to estimate requests.
• Laurie reported that the irrigation system on Yelm
Hwy. has been flushed. It needs to be tested as soon as possible in the spring
to determine if any damage or leaks were caused by the utility pole that laid
on the ground for many weeks this past summer. PSE will cover any repairs to
damage from its utility work there. Laurie has also spoken with Oscar about
flushing the irrigation lines on Kelley Beach but has not received an estimate
for that work. Dave said he will contact Oscar.
• Laurie also reported that the mole repellers
have been very successful in eliminating the mole infestation along Kelley
Beach and Yelm Hwy. If the moles get worse in the Commons, repellers
will be used there, too.
• The landscaping contract was changed to include
clearing the path to the bus stop on Yelm Hwy. It was mostly cleared, but the
landscape company will be asked to clear it completely in the spring. Residents
are also requested to watch for any debris around storm drains that might
inhibit the flow of rainwater or snow melt, and to keep these areas clean and
clear.

The South Cove Annual Meeting
is quickly approaching. The meeting will be in person this year with,
hopefully, a hybrid option for attending online. Proxy forms will be available
soon. Agenda items will include the 2024 budget, committee reports, CC&R
updates, survey results, and a few other topics that promise to be of interest
to residents. The proxy box will be placed again at the top of 68th
Ave. for the return of proxy forms. Please note that proxies cannot be used on
new business (not on the agenda) brought forward at the meeting, only on topics
that are on the meeting agenda. Voting on any non-agenda items will take place at a later date.
The next SCHOA
board meeting will be scheduled following the election of 2024 board members at
the annual meeting.
