SCHOA BOARD MEETING MINUTES

MAY 20, 2025

 

 

Present: Chick Barcellona, Jeanne Englert, Mindy Ewing, John Ewing, David Hamilton, Laurie Kirschner, Tracy MacMillan, Brett Sevruk.  Gordon Baldwin was unable to attend.

 

The meeting was called to order at 7:04 p.m. Vice president Brett Sevruk headed the meeting.

 

    The Board expressed its thanks to Brett for ripping out the old goose fence along the lake front and installing a new fence and a new gate on the dock. The possibility of extending the fence on the other side of the dock was discussed as geese are still entering the Commons across the Hamiltons’ property.

    Chick and Brett will check the condition of the sprinklers in the landscaped area outside the entrance to the Commons. Brett can replace any broken heads, but if any major repairs are needed we would need to call Oscar. Laurie and Ben Kirschner will check the condition of the sprinklers along Kelly Beach and Yelm. It was also discussed that a hose for the dock area would be a nice amenity for boaters and kayakers to clean off their boats after a day on the water. There is a spigot in that area, but it will need to be found. It may have gotten buried over the years.

    Tracy reported that all bills are paid to date, and we are on track with spending for recurring expenses. We are also on track, thanks to the rise in dues, to start building the funds for the state mandated Reserve Study Plan. Tracy hopes to add an extra $3,000 to $4,000 to the neighborhood’s savings account by the year’s end. This will help offset any required maintenance costs in the future. Tracy also said a couple of residents are behind on their dues, despite repeated reminders, but she is working with them to get caught up.

    Laurie will ask Samuel Hill, the neighborhood’s landscaping company, to clear the area around the wet pond a little better. The grass is too tall next to the pond, but it was suggested that maybe it is still too wet to get equipment close to the pond to clear the tall grass. She will also request that the crew try to remove the blackberry vines that are growing in the barberry bushes around the pond.

    Chick was able to purchase ten barberry bushes at a good rate at an auction. These will be used to replace the bushes that were lost in replacing the pipe and dredging the pond last summer.

    Chick brought up the fact that the Board needs to do more to make sure the CC&Rs are being followed by all residents regarding home maintenance and appearance. He suggests the Board needs to step up enforcement to keep South Cove looking its best, but also to keep it safe for everyone.

    The Board will again offer a group program when it is time for backflow testing later this summer. Mindy has spoken with Tim Tayne from Clearwater, the company which has offered a group rate in the past. Clearwater is interested in providing the service again this year. There will be more on this at a later date closer to the required testing time.

The PLA Flotilla is scheduled for July 13, 2025. All boaters and kayakers are encouraged to join the water parade.

         The South Cove Annual Summer Picnic is scheduled for August 17, 2025 on         the Commons. There will be more information on these events soon.

 

The next meeting will be on July 22, 2025, at the Kirschners’ home at 7:00 p.m.
