SCHOA BOARD MEETING MINUTES

JULY 22, 2025

 

Present:  Gordon Baldwin, Chick and Sandi Barcellona, Jeanne Englert, Mindy Ewing, Laurie Kirschner.  Brett Sevruk and Tracy MacMillan were absent.

 

The meeting was called to order at 7:07 p.m.

PLEASE BRING A CHAIR AND BEVERAGE FOR YOURSELF, AND EITHER A SIDE DISH OR A DESSERT TO SHARE. SANDWICHES FROM JERSEY MIKE’S AND CHIPS WILL BE PROVIDED.

    The neighborhood will once again be offering a chance to take advantage of a group rate for backflow testing required by Thurston County. We will once again be using Tim Tayne of Clearwater Utility, who has expressed interest in partnering with us again. He has been very easy to work with in the past, performing the inspections and filing the paperwork with the County. The cost is the same as the last couple of years, $40. This is an easy, economical way to be in compliance with the County for the testing. If you would like to participate, please provide the following information to me at mindy.ewing@gmail.com

    Chick provided a brief financial report in Tracy’s absence. All dues are up to date with the exception of one resident. Projections show that the neighborhood will have a balance of about $16,000 at the end of this year, which is a good start on our Reserve Study budget needs, and should continue to grow. It was discussed that the Board should conduct an updated Reserve Study by the next Board meeting to make sure we are on the proper track with our finances.

    Laurie, Jeanne, and Bret Kreier have been checking the trees that surround the perimeter fence. There are numerous dead branches that need to be pruned. This will require the help of an arborist or tree service. Several members have used Sanchez Tree Service in the past and have found him to do good work at a reasonable price. Jeanne will call him for a quote.

IF YOU HAVE DEAD BRANCHES HANGING OVER YOUR PROPERTY FROM A COMMON AREA THAT NEED ATTENTION, PLEASE NOTIFY SOMEONE ON THE BOARD.

 

    Sandi reported that roots from quaking Aspen trees adjacent to the Commons are invading the wet pond, the riprap, and the Commons. The root system needs to be removed or killed. There is also bamboo from one house going under the perimeter fence and invading a Common area. This also needs to be killed before it grows farther into the Common area. Laurie will check with Samuel to see if he can remove/kill the Aspen roots and the bamboo, and how much it will cost.

    While Sanchez Tree service is here, a bid will be obtained to remove the tree on 68th Loop that is blocking a street light.

    Chick will talk with the County about inspecting two spots on 68th Loop where small holes have developed in the street next to storm drains.

    There are still a few spots on the boat rack. Please remember that all boats must be identified and secured. There are currently four kayaks sitting on the grass, leaning against the rack. This is not permissible. Also, remember that, in accordance with the rules, all boats are to be removed from the rack at the end of September. No boats may remain on the rack over the winter months.

 

The next meeting will take place on Tuesday, September 23, 2025 at 7:00 p.m. at the Ewing home.
