Board Minutes

January 29th, 2026, 7:00 p.m.

Board Members Present: Gordon Baldwin, Tracy MacMillan, Chick Barcellona, Brett Sevruk, Bret Krier, Nick Eilers, excused absent Randy Kramer.

The meeting was called to order at 7: 02 p.m.

2025 January Board Meeting Minutes 1/7/2025. Board reviewed and voted to add secondary board minutes. Vote 5-1 approved

2025 Annual Meeting Minutes: Board reviewed and approved minutes 6-0.

Board members assigned: Board members selected for positions.

President - Chick Barcellona

Vice President - Bret Krier

Secretary – Brett Sevruk

Treasurer – Tracy MacMillan

Members at large - Gordon Baldwin, Nick Eilers, and Randy Kramer

Architectural Control Committee - Nick Eilers, Tracy MacMillan, and Brett Sevruk

Landscaping Committee - Bret Krier, Gordon Baldwin, and non-board Sandi Barcellona

Budget Report: Reviewed annual budget. Board will get Gordan removed from the checking account and add President Chick (Franklin) Barcellona.

Landscape and Maintenance: Landscaping committee will review contract. Discussed potential changes needed and recheck pricing.

Discussed removing the water meter down at the lake common area for now as it is not in use. Can be reinstalled at any time. Annual cost is $1427.80.

Board voted to remove it, 6-0.

Fence: Board discussion on how to proceed. Board members will bring ideas and wording to the next meeting to review sections: 5.2.3 Landscaping and Fencing and 5.15 Owners Maintenance Responsibilities. Board will locate an attorney.

Next Meeting: Scheduled for March 26^th 6:00p.m.

Motion to Adjourn: Moved and seconded. The meeting officially adjourned at 8:50 p.m.
