Board Minutes

January 29th, 2026, 7:00 p.m.

Board Members Present: Tracy MacMillan, Chick Barcellona, Brett Sevruk, Bret Kreier, Nick Eilers, Randy Kramer, excused absent Gordon Baldwin,

The meeting was called to order at _6:07_ p.m.

1/29/2026 Minutes: Board reviewed and approved prior minutes on 2/1/2026.

Budget Report: Budget was reviewed. Discussion about the insurance policy with the fence being removed will lower our premium. Will not go into effect until CC&R change.

Landscape and Maintenance: 4 of 7 companies supplied bids for landscaping maintenance. Current contract is still most cost effective.

Will need to plan work parties for Spring maintenance and start removing grass and add plants along Kelly Beach Road.

CC&R: Discussed and revisions made to CC&R 5.2.3. Revision will be brought to an attorney for review. Discussion of a fee schedule and Tracy made notification letters for non-compliance and maintenance of lots/homes.

Bylaw Revision: Current revision was approved as written and will be brought to an attorney for review. Vote 6-0.

Water meter: After talking to PUD about the water meter, we have at tract B (common area at the lake) if we remove the meter, it will cost $8000 to buy the water rights back if we want to reinstall. Board reviewed and decision was made to keep the meter at this time.

Next Meeting: Scheduled for May 14th 6:00p.m. at Barcellona residence.
