Board Minutes

May 14th, 2026, 6:00 p.m.

 

 

Board Members Present: Tracy MacMillan, Chick Barcellona, Brett Sevruk, Bret Kreier, Nick Eilers, Randy Kramer, excused absent Gordon Baldwin,

 

The meeting was called to order at _6:01_ p.m.

 

 

3/26/2026 Minutes: Board reviewed and approved prior minutes on 4/2/2026.

 

Budget Report: Budget was reviewed. Discussion about adding a line item for the reserve study. All agreed there should be a line item on the budget to set aside money each year for the reserve study. Brett moved and Nick 2nd, board passed 6-0.

 

Landscape and Maintenance: Discussion about getting a sprinkler put in the flower beds down at the lake common area and a possible water line down to the dock. Sandy will secure bids and we will review if funds are available.

 

Email to go out for two dates in June (14th and 28th) for a work party to start removing grass along Kelly Beach Road.

 

 

CC&R: Chick and Tracy talked with an attorney and had a review of the situation. Report given to the board. Bret motioned and Nick 2nd and the board approved 6-0 to go with this attorney. Chick will collaborate with the attorney and find out any additional info needed to get the CC&R and Bylaw updated.

 

 

New Business:

-Electric pole at the bottom of Mirror Ct to be looked at.

-Storm water pipe at the intersection of 68th and Mirror Ct was repaired by the county 5/4.

-Another request for additional repairs to the road around some of the storm water drains on 68th Loop where the road is sinking around the drains.

-Violation letters to start going out for maintenance on properties.

-Discussion on board job duties, folders for each job including job descriptions. Will be an ongoing process to help new board members.

-New email being added to our website schoalacey.com. The email will go to the board members and the architectural Control Committee. Please follow the CC&R’s and reach out for approvals on your property changes/updates.

-Email also coming for sign ups for the boat rack. Boat rack rules on our website and start and end dates to be added.

 

 

Next Meeting: Scheduled for June 25th 6:00p.m. at Barcellona residence.
